We are in the process of inviting relevant parties to submit their proposal and cost estimate for overall upgrading of the condominium. They are divided into three major groups with respective scope of works, site visits and submission dates as following:

1. Architectural

(i) upgrade of all lift lobbies

(ii) upgrade of guardhouse in conjunction with security system upgrade

(iii) upgrade of clubhouse, especially floor finishes of community hall.

(iv) and other necessary upgrade to be proposed.For those interested in Architectural upgrading, kindly gather at clubhouse’s lobby in which a site visit will be conducted at 11.00 a.m. SHARP on 28 January 2008. All proposal, estimate cost and professional fee for architectural works shall be submitted to the management on or before 12.00 noon on 20 February 2008.

2. Painting

(i) repainting of the whole exterior of the condominium

(ii) relocate air-cond, piping and areas where fungus have grown;

(iii) repainting of common interior with easy cleaning surfaces

(iv) repainting of perimeter fencing.

The site visit for painting work will be at 12.00 p.m. SHARP on 28 January 2008. Submission closing date is on or before 12.00 noon of 12 March 2008.

3. Security System

(i) separate the residents and visitors entrance into different lanes

(ii) advanced CCTV to be installed at entrances, lobbies and lifts

(iii) monitoring of fire escape door

(v) security enhancement for perimeter fencing and entrances

(vi) security enhancement for common area and facilities.

The security company is free to propose other areas of improvement. A site visit will be conducted at 10.00 a.m. SHARP on 28 January 2008 for all parties. Closing date of submission is on or before 12.00 noon of 16 February 2008 for security works.Thank you.
