Due to the recent outbreak of Denggi Fever, the management has contracted a Pest Control Specialist to intensify the Eradication Of Aedes Mosquitors in Danau Permai.

We will carry out WEEKLY INTENSIVE FOGGING AND LAVAE SIGHTINGS in the compound and on all blocks for JULY & AUGUST 2010.

The specialist will do FLOOR TO FLOOR FOGGING with water – based compound (NON – TOXIC) for all 4 blocks.

We need the FULL COOPERATION of all residents to rid your apartments of mosquitors lavae by making sure that your balcony flower beds have no stagnant clear / clean water and flower pots tray do not carry water.

The Aedes Mosquitor breeds in Clear and Clean Water.

·         Owners/Residents need to fill-in the Population Survey Form which was circulated earlier and the completed form must be returned to the management office together with photocopy of the respective person’s I/C or passport.

·         The access card is part of the security system for Danau Permai Condominum and should be used for gaining entry into the premises via secured doors.

·         The number of access card given to a particular unit is dependent upon the number of bedroom in the unit and these cards are given free of charge.

Two (2) access cards for 1 bedroom units

Four (4) access cards for 2 bedroom units and,

Six (6) access cards for 3 bedroom units

.

·         Access card will only be issued to a person with 12 years of age and above at the time of pllication

.

·         The cardholder is to ensure the safekeeping of the access card, if the same is misplaced/lost/damaged, to inform the Management Office immediately so that the said card can be barred and follow-up with a letter accompanied by police report. The same may be replaced upon payment to the Management of a replacement charge of RM100.00 per card.

·         All outstanding payments, including but not limited to service charge, sinking fund, insurance premium, water charge, quit rent must be settled before the Management issues any access card. 

·         The access card must be returned to the Management upon a resident ceasing to be an owner or lessee of the unit, as the case may be.

·         The Management reserves the rights to amend, alter or add on to the above conditions as and when it’s necessary for the benefit of the residents.

·         The Management reserves the right to reject any application without assigning any reasons.

We further write to appeal to all residents to fully adhere to the above guidelines for successful implementation of the said system. We look forward to having your cooperation for betterment of our home.

Upon our recent inspection we found out that there are a number of owners who have installed household water pump and filter located at the wet riser and at the common corridors.

We write to inform Owners and Residents that we have discovered that when the pipe which leads to the said water pump and filter leaks or bursts, the water overflows and enters into the lift pit and severely damages our lift.

We write to request Owners who have installed the said water filter to voluntarily remove the same without further delay, failing which we have no alternative but to remove it without further notice and to hold the said unit owner solely responsible for the cost of removing it and for making good should the above incident happen and affect our lifts.

We trust that with your kind understanding and cooperation, we can make Danau Permai a better place to live.

We write to inform Owners and Residents of Danau Permai Condominium that the elected Council of the Management Corporation is and have been working towards improving the security, amenities and the best possible outlook of the condominium, aimed at improving the value of the property.

To achieve the main objective, the Council has, during its first year in office:

·        installed the centralized water filtration system

·        installed CCTV system for the premises

·        upgraded the gymnasium

·        upgraded and repaired the tennis courts

·        rectified the fish pond’s water filtration and circulation system

In the second year of office, the Council has so far completed the architectural improvement works which includes the following:

·        refurbishment of ground floor lift lobby

·        construction of a new link-way from the car-park to the main building

·        construction of a new reflexology park

·        construction of new staff toilets

As you are also aware, the Councils now embarking on repainting of the entire facade of the building which is currently scheduled to commence in early September 2009, and this may take 4 months to complete. Before its commencement, we will seek feedback from the Owners and Residents on the new color scheme. We shall also update Owners and Residents on the progress of the same, from time to time.

Once the repainting works are completed, the Council plans to implement the residents access cards which is aimed at further improving security and safety of our premises. Finally the council plans to improve the features of the security guard house as well as the landscaping of our Danau Permai Condominium.

As highlighted above, and as you have noticed, so much attention and efforts have been put up by the Council during the performance of their first two years in office, solely for the benefit use and enjoyment of the Owners and Residents of Danau Permai Condominium. We would also like to take this opportunity to seek owners and residents’ cooperation to refrain from repainting the external wall of the building, as well as hanging clothes at the balcony.

We trust that our vision towards making Danau Permai Condominium a better place to live in is shared by all Owners and Residents. It is only by having this understanding that we can achieve a harmonious living community within our premises.

As you are aware the repainting of the whole building is pertinent in order to enhance the value of the property. The Management Council has recently called for a tender from various paint manufacturers to quote for the repainting of the interior and exterior walls of the building inclusive of common corridors, balconies, roofs, rain water down pipes, metal gutters, lift lobbies, staircases, etc. Only paint manufacturers will be considered.

For the purpose of transparency, accountability and responsibility, the Management Council has decided to form a Sub-committee to select and appoint the most suitable, qualified and efficient manufacturer. The owners who wish to apply and be eligible to joint the Sub-committee members must comply with the principle and rules stipulated below:

1) Must be a strata owner

2) Must not breach any By-Law and House Rules

3) Monthly maintenance fees and others have to be paid promptly

4) Able to attend all meetings

5) Have some technical experience

Owners who wish to participate, kindly register with the Management on/or before the 30^th April 2009.

In our continuous effort to further improve the security system and to have better control over the usage of the car park bays, the Management has decided to introduce a new car sticker for Year 2009. As such, kindly bring along your present car sticker to the Management Office in exchange for the new car sticker. If you do not have or have lost your present car sticker, you will have to pay RM5.00 for the new car sticker. The new car stickers will be issued only to Owners who have fully paid up all their outstanding charges.

Please note that Owners/Residents without the new car sticker displayed on their car wind screens after 1^st of March 2009, will not be permitted to enter the premises.

The CCTV surveillance will be fully operational from 24^th January 2009. A comprehensive digital access card system placed at the two main entrance doors of the lift lobby and all the common facility rooms will be implemented in due course.

Other future upgrading and improvement projects include refurbishment of the lift lobby areas and repainting of the whole building.
